My parents can't even afford to move within five miles of where they raised me. You want to tell me transplants aren't part of that equation? I'm all ears.
Scapegoating, plain and simple. Nashville's housing crisis is a supply problem caused by decades of NIMBYism from the Metro Council. You could cut off all transplant migration tomorrow and prices would still be absurd because we simply do not build enough housing. Blaming individuals for making a legal move is intellectually lazy.
My grandmother literally cannot afford property taxes on the house she's lived in since 1971 because the assessed value keeps climbing. She's 81. Tell me again how this is just a zoning issue and not about people flooding in with Bay Area money and bidding $100k over asking on every single property in East Nashville.
^ Actually that's not quite right — Texas and Florida tend to send more movers to Tennessee than California does. California gets the most attention because of the equity gap, but numerically it's not the top source state. That said, the equity argument still stands — someone cashing out $800k in San Jose absolutely distorts a local market differently than someone relocating from Memphis. Those are two separate conversations and people keep mashing them together.
ok so i moved here from Sacramento two years ago and i feel like i need to defend myself every time this comes up lol. i sold my condo for a profit, yes, but i also work a full time job, pay taxes here, spend money at local businesses. im not the villain in this story. the villain is zoning laws that haven't been updated since like 1987.
Didn't Nashville used to be one of the most affordable cities in the Southeast? I remember reading that like ten years ago. Now a starter home in Donelson starts at what, $400k? The same Donelson where people were complaining about crime and bad schools not that long ago. Funny how that works once certain buyers show up.
I moved here from Ohio, not California, so apparently I get a pass in this conversation? The whole "California transplant" framing is honestly kind of reductive. People move for jobs, for family, for a thousand reasons. The real question should be why Nashville's leadership spent a decade marketing this city as a destination without building any plan for what comes next.
Fun fact nobody mentions: Tennessee has ZERO state income tax, which is actually what draws corporations and wealthy individuals here far more than any individual California transplant does. You're mad at the wrong people. Be mad at the legislature that refuses to modernize housing policy while rolling out the red carpet for corporate headquarters.
I actually did the math once — Nashville added something like 100 new residents PER DAY for several years running. At that pace it literally does not matter where those people come from or how much money they have. Infrastructure and housing stock cannot keep up with that growth. The pressure was always going to be catastrophic.
Someone is gonna correct me here but I'm pretty sure California transplants are actually the LARGEST single group moving to Nashville, like statistically more than any other state. So yeah it's not scapegoating when the data backs it up. Look it up before defending them.
